Affordable Housing FAQs

Frequently Asked Questions
What is affordable housing?
Affordable housing provides quality rental housing for individuals or families with limited income. Rent is typically based on program requirements, household income, or income limits established by federal or state housing programs.
Who is eligible to live in your affordable housing communities?
Eligibility depends on the specific community and housing program. Many of our communities serve older adults age 55 or older, and applicants must meet income and program eligibility requirements. Each property can provide details about its specific eligibility guidelines.
How is rent calculated?
Rent is calculated based on the requirements of the housing program that applies to the community. In some HUD-assisted communities, rent may be based on a percentage of the resident’s adjusted income. In other affordable housing programs, rent may be set at an affordable program-approved amount.
How do I apply for housing?
Interested applicants should contact the community directly to ask about availability, eligibility requirements, the application process, and whether the waiting list is open. The property staff can provide the application and explain what documents may be needed.
Is there a waiting list?
Many affordable housing communities maintain a waiting list because demand is often greater than availability. Waiting list status may vary by property, so applicants should contact the community directly for current information.
What documents are usually needed to apply?
Applicants are commonly asked to provide identification, Social Security information, income documentation, asset information, and other documents needed to verify eligibility. The exact requirements may vary by program and property.
Are utilities included in the rent?
Utility arrangements vary by community. Some properties may include certain utilities in the rent, while others may require residents to pay some utilities separately. The property staff can explain what is included at each location.
Do your communities provide supportive services?
Some communities may offer or help connect residents with supportive services, community resources, wellness activities, transportation options, or other programs that help older adults remain independent. However, living independently is a requirement of residency. Services vary by location.
